2010 Q3 Harrison Pointe Quarterly Membership Meeting Minutes


The meeting was held on Wednesday, May 12, 2010. The meeting was held at Flint Energies, Hwy 96, Warner Robins, GA 31088. The meeting was called to order at 7:07 p.m. Board members present: Katie Pellegrino, Brian Blazicko, Jim Morey and Michelle Klingaman Board members absent: Gus Pellegrino Eight households were represented from the 68 families of our association.


Old Business:

PROPOSAL NUMBER: 20090513-02

PROPOSAL: Sponsorship of the Yard of the Month/Year program

ACTION: May 13, 2009, April Hunt asked if we had approached Lowe's on sponsoring our program. She felt that if we gave them credit on our sign, they may be interested. The members were in agreement in approaching Lowe's on this issue.

ACTION: Aug. 12, 2009, Jody is awaiting a call from the Lowe's Manager on sponsorship. (OPEN)

ACTION: Nov. 11, 2009, we are still awaiting a reply from Lowe's. Eric Drick knows an employee at Lowe's and will mention this to him. As far as we know the Manager will need to approve this proposal with the association. (OPEN)

ACTION: February 10, 2010, we have not had a response from the manager at Lowe's. Jody has been asked to try and make contact. Brian will follow up with Jody on this item.

ACTION: May 12, 2010, Lowes is not able to sponsor the Yard of the Month program. Feel it would open them up to multiple requests and they would not be able to help everyone. Home Depot is the same way. At this time, it will continue on the way it is. (CLOSED)

PROPOSAL NUMBER: 20090513-04

PROPOSAL: Hiring of Landscapers

ACTION: May 13, 2009, Jim Turner mentioned that he would like to see us hire landscapers 3-4 times per year to handle the heavier part of maintaining the front entrance. This would include but not be limited to mulching and tree trimming. The landscape committee would continue to maintain the front entrance on a monthly basis. This would help cut down the cost of using personal vehicles, and the wear and tear of said vehicles and well as free up time that the volunteers spend on the front. It has been difficult to get volunteers to help with this committee. This would not be a monthly service, but an as needed service. The membership has requested 3 bids for this project. An interest letter is be put together and presented to the membership. (OPEN)

ACTION: Aug. 12, 2009, we have received no bids on landscapers. We will continue to pursue this issue. (OPEN)

ACTION: Nov. 11, 2009, Katie asked to table this request at the present time, as the landscape committee chair was not present. Jim Turner has moved out of the area and will no longer be helping with this proposal. (OPEN)

ACTION: February 10, 2010, No new information given. (OPEN)

ACTION: May 12, 2010, we will compile a list of volunteers to help with the front entrance. The landscape chairman will call/email out when the work needs to be done. This will allow us to continue maintaining the front entrance without hiring an outside company. Jim Morey is still interested in helping to maintain the front with help from the community. We will try and provide better communication when the work needs to be done. Possible arrange a time in advance so members of the community can help. Jody is asking to step down at this time as the chairperson for this committee. She will continue to organize the Yard of the Month program as we await a new chair. (CLOSED)

Neighborhood watch program is still being worked. We currently have two captains, Wayne Jones and Brian Blazicko. Wayne reminded all homeowners to stay vigilant on watching not only their own property, but their neighbors as well. With it being on open community, it is harder to control outside traffic. Wayne will continue to work with the Sheriff's office and get updated information on local safety issues, crime etc. He will send information to the secretary to disperse to the community.


Jane Krumwiede, socials chairperson spoke on the possibility of a block party on July 3rd. This would be to celebrate July 4th. We are looking at blocking off one side of Robbie Court and having the party from 96 Lovorn (Pellegrinos) back into the Zachary and Robbie. If someone else has a pool and would want to open it for the party it would be great. We would provide hotdogs, hamburgers, buns, condiments and chips. Soft drinks would also be provided. We can have music playing as well. Jim Morey mentioned the possibility of having a water slide type blowup for the kids. Jane will send out an email asking the residents of Zachary Court if they would like to host this event. We have a small budget to work from this year.


Reminder: A new program has been put into place for all homeowners. If you currently have your home for sale or will sell your home in the future, you may place a "FREE" ad on the website. We have a page set up specifically for this. You will be able to submit a photo and 5 lines of information. This information will be provided to the secretary and will get posted.


The board is continuing to work the "no soliciting" sign at the entrance to the community.



New Business:

Gus and Katie will help the homeowners repair their mailbox at 98 Zachary Court.


Jim Morey presented the proposed budget for next year. This will be voted on at the Annual meeting to be held in August. Currently we are on budget. We will add the bush hogging for the dam area to the proposed budget. Proposed dues are: $70 per year for NON-LAKE LOT and a total of $235 per year for LAKE LOT residents. We have 3 residents that are outstanding on their dues. Liens have been placed on those homes. One home will have prorated dues, as they just moved in.


Residents asked about street sweeping. We will wait till later in the summer to have this done, as there are houses being built and pools being installed. We had budgeted for 3 cleanings, but have only used one at this time.


We discussed flags being put out for the 4th of July. Jane suggested that we use them for Memorial Day, 4th of July and Veteran's Day. Se will look at purchasing medium sized flags that can be put out by our mailboxes.


It is time for the HOA Board Elections. If you would like to nominate someone or run for a position, please email the secretary. Elections are held at our August meeting. Positions are president, Vice President, Treasurer, Secretary and Lake Lot Representative.
