2010 Q2 Harrison Pointe Quarterly Membership Meeting Minutes


The meeting was held on Wednesday, February 10, 2010. The meeting was held at Flint Energies, Hwy 96, Warner Robins, GA 31088. The meeting was called to order at 7:03 p.m. Board members present: Katie Pellegrino, Brian Blazicko, Jim Morey and Michelle Klingaman. Board members absent: Gus Pellegrino. Five households were represented from the 68 families of our association. The treasurer's report was presented and reviewed. No questions were presented. Treasurer's report approved.


Old Business:

PROPOSAL NUMBER: 20090513-02

PROPOSAL: Sponsorship of the Yard of the Month/Year program

ACTION: May 13, 2009, April Hunt asked if we had approached Lowe's on sponsoring our program. She felt that if we gave them credit on our sign, they may be interested. The members were in agreement in approaching Lowe's on this issue.

ACTION: Aug. 12, 2009, Jody is awaiting a call from the Lowe's Manager on sponsorship. (OPEN)

ACTION: Nov. 11, 2009, we are still awaiting a reply from Lowe's. Eric Drick knows an employee at Lowe's and will mention this to him. As far as we know the Manager will need to approve this proposal with the association. (OPEN)

ACTION: February 10, 2010, we have not had a response from the manager at Lowe's. Jody has been asked to try and make contact. Brian will follow up with Jody on this item.

PROPOSAL NUMBER: 20090513-04

PROPOSAL: Hiring of Landscapers

ACTION: May 13, 2009, Jim Turner mentioned that he would like to see us hire landscapers 3-4 times per year to handle the heavier part of maintaining the front entrance. This would include but not be limited to mulching and tree trimming. The landscape committee would continue to maintain the front entrance on a monthly basis. This would help cut down the cost of using personal vehicles, and the wear and tear of said vehicles and well as free up time that the volunteers spend on the front. It has been difficult to get volunteers to help with this committee. This would not be a monthly service, but an as needed service. The membership has requested 3 bids for this project. An interest letter is be put together and presented to the membership. (OPEN)

ACTION: Aug. 12, 2009, we have received no bids on landscapers. We will continue to pursue this issue. (OPEN)

ACTION: Nov. 11, 2009, Katie asked to table this request at the present time, as the landscape committee chair was not present. Jim Turner has moved out of the area and will no longer be helping with this proposal. (OPEN)

ACTION: February 10, 2010, No new information given. (OPEN)

PROPOSAL NUMBER: 20090812-01

PROPOSAL: Integration of Tara Plantation Residents

ACTION: A number of residents and possible residents have contacted the board requesting to be added to Harrison Pointe as they do not have an active association. They are concerned with the upkeep and look of their neighborhood without the association. Jim Morey has been working with a representative from the neighborhood in gathering information. He has spoken with our lawyer and is awaiting additional information from them. He will also talk to a lawyer that specializes in this area. If this works it would add approx. 44 new homes to our association and 6 lots. Possibility of having a pool and clubhouse if this happens. (OPEN)

ACTION: Nov. 11, 2009, Jim Morey was not present with any new/additional information on this proposal. (OPEN)

ACTION: February 10, 2010, Jim has presented all information to the Tara representative. It is up to the residents of Plantation at Tara Estates to follow up. (CLOSED)

New Business:

The audit has been conducted on the financials. Everything is balanced. Audit is available for review by contacting Jim Morey.


Neighborhood watch program is being put into place. We currently have two captains, Wayne Jones and Brian Blazicko. We need a representative from Zachary Ct. and Robbie Ct. George Woodson has agreed to captain the Zachary Ct. area. Wayne and Brian are working this program and will be getting more information out to residents. It was mentioned that Bellmeade Subdivision has had 13 daytime break-ins in the last month and a half. We will continue to monitor soliciting in our neighborhood and watch for suspicious behavior. If in doubt, call the police department, they don't mind making the trip to check things out. George Woodson mentioned that the scouts had a very successful program and look forward to having this activity within our community again.


Reminder: children that live in our subdivision are welcome to conduct activities in our subdivision. This includes scouts, church groups, and school children.


Jane Krumwiede, socials chairperson spoke on the possibility of a block party on July 3rd. This would be to celebrate July 4th. We are looking at blocking off one side of Robbie Court and having the party from 96 Lovorn (Pellegrinos) back into the Zachary and Robbie. If someone else has a pool and would want to open it for the party it would be great. We would provide hotdogs, hamburgers, buns, condiments and chips. Soft drinks would also be provided. We can have music playing as well. Jim Morey mentioned the possibility of having a water slide type blowup for the kids. More information will follow on this event!


The house at 204 Robbie Ct has been sold. We still have a number of homes for sale in our neighborhood.


A new program will be put into place for all homeowners. If you currently have your home for sale or will sell your home in the future, you may place a "FREE" ad on the website. We have a page set up specifically for this. You will be able to submit a photo and 5 lines of information. This information will be provided to the secretary and will get posted. There is no additional cost to the resident. This is part of your homeowner dues.


The board is looking at placing a larger "no soliciting" sign at the entrances to the community. We will continue to work this project.


Jim Morey has provided the requested mailbox parts information to the residents at 98 Robbie Court. The residents are responsible for getting the parts and making the necessary repairs.


New signs will be purchased for Neighborhood watch/camera surveillance. One new pole will be needed by Reece Dr.


The board has checked into the possibility of our becoming a gated community. Once gated the community is responsible for all street maintenance, lights, sewer, refuge etc. At this time, it does not seem to be a very viable project.


We are continuing our work on the website to include as much information as we can to benefit everyone in our community and for those looking to move to our community. We will be adding more information to the events page and making the homes for sale area more active.


Please mark your calendars for the community garage sale on April 17th, 2010. This coincides with the Mossy Creek Festival that is held that same weekend.
